WORTH KNOWING

Four Things,
Not One

Most online calculators give you a dangerously simple number that only covers principal and interest. In reality, your actual monthly obligation includes four distinct parts. Understanding each piece ensures you are truly prepared for homeownership without any surprise expenses.

Principal & Interest

The core of your mortgage. Principal pays down the actual loan balance, while interest is the fee charged by the lender for borrowing.

Property Taxes

Collected by your local government to fund schools, roads, and services. These are typically divided by 12 and added directly to your monthly payment.

Homeowners Insurance

Protects your investment against damage and liability. Lenders require this coverage, and the premium is usually paid through your escrow account.

PMI and HOA

Private Mortgage Insurance is often required if your down payment is under 20%. If applicable, Homeowners Association dues maintain community amenities and standards.

BEING STRAIGHT WITH YOU

This Is an Estimate,
Not an
Approval

I always tell my buyers: online calculators are a fantastic starting point for your planning, but they don't issue mortgages. The numbers above are estimates based on standard assumptions. They can't factor in your specific credit profile, hidden lender programs, or the nuanced realities of our local market.

Before you fall in love with a home, you need to know exactly what you can comfortably afford. A formal pre-approval from a trusted local lender transforms you from a browser into a serious buyer. If you need a recommendation, I have a vetted shortlist of exceptional mortgage professionals who deliver real results, not just estimates.

Understanding Your Monthly Payment

A mortgage calculator is a simple way to get a general idea of what a home payment could look like before you begin your search. It won't replace advice from a mortgage lender, but it can help you understand how home price, down payment, interest rate, and loan term may affect your monthly payment.

The calculator gives you a basic estimate of what your monthly principal and interest payment could look like based on the home price, down payment, loan amount, interest rate, and loan term you enter.

Not always. Property taxes, homeowners insurance, mortgage insurance, HOA fees, and other costs may be separate depending on how the calculator is set up. Your actual monthly housing payment may be higher than the basic mortgage estimate.

That depends on your loan program, finances, and goals. Some buyers put down 20%, while others may qualify for loan programs requiring a smaller down payment. A qualified mortgage lender can explain which options may be available based on your individual situation.

It can help you get a rough idea, but it isn't a loan approval or affordability determination. Your income, debt, credit, interest rate, property taxes, insurance, and other financial factors can all affect how much home you may be able to afford.

Once you have a general idea of your payment range, consider speaking with a qualified mortgage lender to learn more about financing and pre-approval. Angie can then help you understand local home prices and begin identifying properties that fit your needs and budget.
